5) Respond to Title company's request for information:

6) Existing lender(s)   information (acct #, lender, phone #)

7) HOA information (name & phone #)
Best to return completed form within 3 days of receiving.
8) Provide Seller's Property Disclosure.
Within 5 days after contract acceptance (unless otherwise stated in contract). Best if available at the time of showing the home.
9) Provide title company with Insurance claim history (CLUE report).
Within 5 days after contract acceptance (unless otherwise stated in contract). Best if available at the time of showing the home .
10) Delivery of Home Owners Association CC&R's (if applicable)
Within 10 days after contract acceptance (unless otherwise stated in contract). Best if available at the time of showing the home.
11) Make sure all utilities are turned on and paid through the close of escrow.
Until close of escrow
12) Make home available for all inspections with reasonable notice.
(buyer only has a ten day period to have all inspections completed)
13) Review buyer's request for repairs and respond to buyer.
Within 5 days of receiving request (unless otherwise stated in contract)
14) Have all agreed upon repairs completed.
Must be done no later than 3 days prior to close of escrow.
15) Ensure all systems are working order on close of escrow (including heating, cooling, mechanical, plumbing, electrical, range/oven, built-in appliance and swimming pool).

16) Remove all personal property and debris from home.
Prior to buyer taking possession
17) Make sure home is available for walkthrough inspection.
When requested, generally, with in 3 days of close of escrow.
18) Provide title company with receipts for repair work.
No later than 3 days prior to close of escrow.
19) Have utilities transferred or disconnected.

20) Leave operation manuals pertaining to home for new owner (courtesy).

21) Sign closing documents

Close of escrow will be stated in contract; usually the title company will contact you a couple days prior to sign the documents.

22) Deliver keys and garage door openers to title company or agent.
