Customized MLS online Searches- Arizona and Maryland's MLS local MLS is a state of the art search engine that allows the buyer and agent to search for homes with precision and detail night and day, and send new prospective listings right to computer via email. Maps, directions, interior photos and even virtual tours can often accompany each listing sent. We customize these searches and even go one step further to review all matching listings before forwarding them to you.

Determining Price- Much of what makes an effective Buyer’s agent is the ability to determine fair market value prior to submitting an offer to purchase. We always provide comparable sales data and an independent evaluation prior to making any recommendations so you can feel assured of the value and investment potential of any property you may consider.

Showing Homes- Being a real estate professional can be a seven day a week job. Even if you are not able to be present, it is our practice to preview properties when necessary as well as gather digital photos and assess the neighborhood and surrounding homes that may affect the value and desirability.

Offer and Negotiations- After locating a property that meets your individual needs, it is time to determine what price and terms to offer and to then skillfully negotiate the best price that the seller is willing to accept. As your agent you can always count on me to assist you in structuring your offer to give you the competitive edge.

Inspections- After an offer is accepted, we will then schedule various inspections for the property to be conducted during the agreed upon inspection period. It then becomes time for various home inspections to be conducted. We only work with the most talented and professional home inspectors. Whether they are conducting mechanical, roofing or termite inspections you can rest assured that the integrity of the reports and the attention to detail will be top notch. You can even expect follow-up inspections at no additional charge prior to occupancy to ensure that any agreed upon repairs were done correctly and in a workman-like manner.

Closing- From the time the purchase offer is submitted to the time that the keys are handed over, a reputable and courteous title company will be selected from our list of preferred service providers. A representative from the title company will be in steady contact with all parties. It is their job to make timely delivery of all title reports, inspection issues, preliminary closing figures and coordinate the delivery of loan documents from your lender. The title company is also responsible for the new ownership to be recorded at the local courthouse.
